Sunset Beach is that rarest of things on St John: a villa that’s set right on the beach. In this case, a pebbly, coral-stone southern shore, with an adjacent sandy area and then a cute cove whose Caribbean Sea reef is ripe for snorkelling.

There’s no need to dispense with swimming costumes after strolling the few metres home, either. The turquoise-themed deck on Sunset Beach’s lower floor hosts its large pool (and a bar area and barbecue) while, upstairs, a long, covered veranda includes a hot tub and receives refreshing breezes. It’s from up there that guests can best admire the daily, delightful sunsets which lend this villa its name.

Inside, still on the upper floor, an open-plan ‘great room’ contains the expansive, custom-built kitchen, a dining table and bright-coloured sofas so everyone can stay connected and comfortable. Two bedrooms are also on this floor, found in separate cabanas offering exterior doors, with the other pair downstairs – one with direct pool access, and the other a twin room intended for kids. All are air-conditioned, ensuite, equally sized and lined by characterful antiques, and all let you drift off listening to the waves rolling in.

Though Devers Bay is a largely residential peninsula, you’re still only an easy drive from Cruz Bay’s supermarkets, shops and restaurants.

HOUSE RULES

*No smoking is allowed in the villa. If smoking does occur, a $250 smoking fee will be charged and guest may be evicted. Guests will be financially responsible for all damage caused by the smoking including, but not limited to, stains, burns and the cost of odor remediation and removal and replacement of damaged property.

*Noise and Neighbors: You are in a residential area. If you plan to have a late-night blast, visit our local nightspots. All areas have a 10 pm noise ordinance. Area residents go to bed by 10pm and get up early. They will complain to us or the police if they hear you blasting the stereo or shrieking in the pool at midnight. Conversely, if you’re disturbed by anyone in your neighborhood, please be sure to contact us.

*Leave your drones at home. They are not allowed in neighborhoods and are seen as an invasion of privacy.

*No Parties: Due to neighborhood restrictions, parties are not allowed in this home. Disregarding this rule will result in immediate eviction and the loss of your security deposit.

*Accidents Happen: Accidents can happen and the security waiver was created just for this reason. If something is damaged or breaks while you are there, be sure to do the following:

*Make sure no one is hurt, take care of the people first

*Take a photo of the the damage or broken item

*Send an email with the photo to info@cateredto.com with an explanation

*Call the office or after hours line if it is a danger to you and the rest of the party.

*If you do not report the problem, it will not be covered by the security waiver policy and you could be charged for the repair or replacement.

*National Park Beach Rules: We want to make you aware that many of the beaches here are under the jurisdiction of the Virgin Islands National Park and therefore subject to Federal regulations, which may not be what you’re used to. Anyone found disregarding these simple rules are subject to Federal fines and removal from the beach:

*NO audible music (earbuds/headphones only)

*NO smoking on the beach or in the water

*NO glass bottles, or any other glass containers

*NO touching coral (with hands, feet, fins, anything)

*NO touching turtles (with hands, feet, fins, anything)

*NO drones in any part of the National Park

*Please be considerate of all who are here to enjoy the extraordinary tranquility and beauty of St. John. Enjoy your stay!

*Conservation: CONSERVE WATER: Our only source of water is rainfall which is caught on the roof and stored in cisterns below the building. Please don't let the water run continuously.

*POWER OUTAGES: Lanterns and flashlights are available for your use. DO NOT USE WATER during this time. If you do, the electric pump will run dry, and you will have no water until our maintenance staff come and prime the water pump.

*CONSERVE ENERGY: Our electricity rate is one of the highest in the world. Short-term power outages just happen. Please turn A/C units and inside lights off when you leave the villa.

*DO NOT PUT ANYTHING BUT TOILET PAPER IN THE TOILET: We have very fragile septic systems. If products other than toilet paper such as, tampons, baby wipes, facial cloths, dental floss, paper towels, and condoms are flushed a blockage could occur. This will result in an interruption of usage of facilities.
